• Initial, no Obligation, Consultation
  

We will set up a meeting either at our offices in Chiswick or arrange to have a meeting in one of many Central London Offices we have access to or simply at a location of your choice for you to fully brief us on exactly what you require be it a home to buy or rent or an investment property.

In this discussion we will listen to your needs and requirements and then establish how best to tackle your personal search and help us advise you accordingly.

• Local  Orientation  (optional)
  

Once instructed, we will take you on a short tour of your chosen area or areas if you feel you would like to be shown in more detail the areas we have agreed most suitable to your requirements.

We can acquaint you with the local schools, transport, shopping and entertainment facilities. If you are unable to attend a tour we will forward as much information and opinion as you feel you need.

• Property  Search
  

We proactively source property being marketed by estate agents, developers and privately offered homes that never reach the open market. We have long standing relationships with estate agents who will give immediate access to new properties.

Further we, where possible, visit each property we feel may prove suitable prior to placing it, if acceptable, on a short list of properties for you to view.

• Property  Viewings
  

Your viewings of properties on the short list are arranged at your convenience, this can often be done in only one day as we know time is of the essence and once you have decided upon a property we take care of the rest.

If you do not find the property you want we will continue searching for you, regardless of the initial short list.

• Negotiation
  

Once you have found the right property we will undertake all negotiation of the purchase on your behalf. This will entail negotiating the very lowest possible purchase price; often if there are several applicants for the same property the estate agents/vendors of the chosen property chose the purchaser who has instructed a purchasing agent, as they can be accepted to be serious buyers.

• Liaison
  

Once your offer is accepted we will liaise with estate agents, solicitors, mortgage lenders, other required parties and of course our clients to ensure completion of the purchase as efficiently as possible.
